The 20th century brought an ever-changing approach to modern office design. Starting with Taylor’s approach that overvalued efficiency and oversight, turning offices into vast open rooms designed to maximize number of employees per square foot, aiming to mechanize people’s work, specialized office furniture evolved through Frank Loyd Wright’s bullpen office to a more humanized office environment. As the economy and technology were evolving, a more creative approach to office organization was needed.

Corporate offices were reshaped through various approaches across the globe. From Burolandschaft in Europe, Action Offices in United states, through new office regulations, working spaces became more and more adapted to meet employees’ need. In the 21st century, offices became more colorful, versatile and inspiring. Office furniture became flexible, dynamic and multi-purpose. Just when it seemed office design couldn’t become more transformative and fluid, the COVID-19 underscored the importance of flexibility and adaptability. What are MOW?

Modular office walls (or shorter MOW) are a reliable option if you want to create privacy and sound isolation for a private office without using structural walls. These demountable walls are easily installed, and just as easily removed and reconfigured or relocated to continue their service as office partitions. Classified as demountable partitions they can effectively help reduce your taxes. Read more about this on our page dedicated to the subject.

Anatomy of MOW system

Modular office wall system comprises of 2” thick office wall panels with adjustable floor glides and detachable 5”H base covers that can be used for concealing power and data cables. Steel frames have rails with slots that are used for attaching system furniture. Panel core can be fabric, glass, plexiglass or even laminate. Find out more about modular panels structure and available sizes on the following link.

Material & Finishes

Fabric partitions are available in a wide range of different textures and colors. Panel frames have several paint options to choose from. You can see all paint colors, fabric colors and patterns, in tools section. Glass panels and plexiglass panels are produced in a clear finish as standard, with the option of applying frosted film upon request. You may also request acoustic partitions, or even laminate panels if your office environment requires such configuration.

Introducing system furniture to MOW:

Adding system furniture to your office partition panels is smart solution if you haven’t already purchased your case-good furniture. This way, you save both money and time, as integrated furniture is produced and shipped along with your modular office walls. Furthermore, this specialized furniture is designed to complement the office wall system immaculately.

As mentioned above, each office divider panel has rails on the sides with slots to fit modular office furniture units. Metal cantilevers and brackets serve as support for panel mounted desks, whereas tack boards, shelves and overhead units have their own brackets to attach to the panel. Support elements and legs are painted in the same color to match office wall panels frames but can also be ordered in any other available paint color. Panels are fabric as standard with an option to be made with laminate for a more elegant and unified look, or even with glass panels to give them an open office vibe.

Advantages of Modular Office Walls over architectural glass walls and drywall configurations:

Ease and speed of Installation:

Modular walls are typically easier and faster to install compared to architectural glass walls, and they are installed much more quickly than traditional drywall construction, as they require less specialized labor and equipment. They are prefabricated off-site, and the assembly process is typically quick and efficient, minimizing disruption to the workplace, therefore reducing downtime.

Flexibility:

Modular office walls are highly adaptable and can be easily reconfigured to accommodate changes in office layout or space requirements. You can easily expand, contract, or reshape your office at any time with minimum cost and time. This flexibility allows businesses to respond quickly to evolving needs without the hassle and cost of extensive renovation.

Cost-Effectiveness:

Modular walls typically offer a more cost-effective solution compared to architectural glass walls. They often require less initial investment and incur lower installation costs. Additionally, the ability to reuse and reconfigure modular components can result in long-term savings.

Minimal Mess and Waste:

Drywall construction generates a significant amount of dust, debris, and waste during installation. In contrast, modular office walls produce minimal mess and waste since they are manufactured with precision off-site and assembled on-site with minimal cutting or modification.

Ease of Modification:

Unlike drywall, which often requires demolition and reconstruction for modifications, modular office walls can be easily modified or expanded without major disruption to the existing structure. This makes it easier to incorporate changes such as adding doors, windows, or additional wall sections.

Reusable and Sustainable:

Modular office walls are reusable and can be disassembled and relocated multiple times without losing their structural integrity. This reusability reduces construction waste and contributes to sustainability efforts by minimizing the need for new materials.

Customization:

While architectural glass walls offer transparency and aesthetic appeal, which makes them more attractive than drywall constructions, modular walls go one step further, giving the ability to be customized to a greater extent to meet specific design preferences and functional requirements. They come in a variety of materials, finishes, and configurations, allowing for greater design flexibility. You can choose fully glazed office walls or make them partially or completely covered in fabric or laminate.

Sound Insulation:

Modular office walls often provide superior sound insulation compared to glass walls and even compared to traditional drywall construction. They are designed with soundproofing materials and techniques to minimize noise transmission between rooms, improving privacy and productivity in the workplace. The acoustic office walls can help create quieter work environments and improve productivity by reducing distractions and noise pollution.

Privacy:

Modular walls can offer enhanced privacy compared to glass walls, particularly when equipped with soundproofing materials and opaque finishes. This can be important for confidential meetings, focused work, or sensitive discussions.

Durability:

Our modular office walls are highly durable and resistant to wear and tear. They can withstand frequent reconfiguration and are less prone to damage from accidental impacts compared to glass walls.

Integration with Technology:

Modular office walls can be integrated with various technological features such as power outlets, data ports, and multimedia systems. This integration enhances functionality and facilitates the use of modern office equipment and communication tools.

Scalability:

Modular office walls are scalable solutions that can easily adapt to changes in office size or layout. Whether a company is expanding, downsizing, or relocating, modular walls can be adjusted accordingly to optimize space utilization.

Integrating system furniture into modular office walls offers several advantages:

Space Optimization:

By integrating system furniture directly into the modular walls, you can maximize the use of available space in the office. This approach eliminates the need for separate freestanding furniture, allowing for a more efficient layout and better utilization of floor space.

Customization:

Integrated system furniture is designed to fit seamlessly with the modular walls, creating a cohesive and tailored look for the office environment. This ensures that the furniture complements the overall design aesthetic and meets specific functional requirements.

Streamlined Aesthetics:

Integrated system furniture creates a clean and streamlined appearance in the office by eliminating clutter and reducing visual distractions. This cohesive design aesthetic can enhance the professionalism and visual appeal of the workspace, creating a truly modern office environment.

Improved Ergonomics:

System furniture integrated into modular walls is designed to promote better ergonomics and comfort for employees. By incorporating adjustable features and ergonomic office design principles, integrated furniture can help prevent discomfort and reduce the risk of musculoskeletal issues.

Enhanced Functionality:

Integrated system furniture includes built-in storage, organization, and workspace solutions tailored to the needs of the office. This enhanced functionality minimizes the need for additional office storage units or work surfaces, optimizing space and improving workflow efficiency.

Efficient Installation:

Integrating system furniture into modular walls streamlines the installation process, as both components can be assembled and installed simultaneously. This efficiency reduces installation time and minimizes disruption to the workplace during construction or renovation.

Adaptability:

Integrated system furniture can be easily reconfigured or modified along with the modular walls to accommodate changes in office layout or space requirements. This adaptability ensures that the office environment remains flexible and responsive to evolving needs over time.

Cost Savings:

Integrating system furniture into modular walls can result in cost savings compared to purchasing and installing separate furniture and wall systems. By combining these elements into a single integrated solution, you can reduce material costs, labor expenses, and overall project expenses.

Overall, modular office walls with integrated system furniture offer benefits, making them an attractive option for all office environments.

CASE STUDIES

Customizable office configurations

AtwaTER Elemantay School District

an example of U-shaped custom modular office configuration

This is a project installed in Atwater, CA. The goal was to subdivide the client’s office and create 4 separate private office spaces in their open office layout. The starting point for designing these spaces was our SF7 series 10’ x 11’6” modular office, with a U-shape desk with modular office storage integrated into the office wall system. Client needed slightly differently dimensioned offices with less storage since they wanted to use some of their existing furniture. Our Modular Office System allowed us to easily answer our client’s needs, creating one 11’ x 10’6” and three inline 11’x10 offices. Instead of plain black metal office door that come as standard, a glass panel office door was used. Modular glass walls were used for the office façade and office partitions with windows for the side office walls. This creates privacy when in a seated position while still facilitating the flow of natural light through the space. Since the offices are installed against a window wall, and there was no option of attaching the panels to the windows, we used 39”h fabric panels to ensure system stability, and the application of system furniture, while allowing natural lighting to come in.

These new offices are equipped with a large U-shaped desk with a peninsula front and a modesty screen. Each workstation was teamed with a three drawer storage unit and a two drawer storage unit each, for a comprehensive office storage solution.

We also provided the client with quality office seating with our black mesh office chairs with substantial ergonomic features, as well as two guest chairs with arms.

22KILL

a simple L-shaped custom modular office configuration

22KILL is a nonprofit organization raising awareness of the suicide rates for veterans, first responders, and their families. They needed a cost-effective office renovation solution that would provide them with 3 private offices where they could meet with local veterans and first responders in need.

They came to us asking about our glass office walls to use as office fronts to achieve transparent and welcoming “open door” impression. They were truly excited when our team proposed our temporary office walls with doors as a modular office solution that would be both aesthetically pleasing and functional for years to come.

107”H temporary office walls in form of fabric partitions, plexiglass partitions, and glass office partitions with door achieved a similar result as glass architectural glass walls for a fraction of the cost. Furthermore, being a modular office system, our SF9 Modular Office Solutions offers integrated system furniture, so we could complete the design with an L-shaped desk, with frosted modesty screen that perfectly complements the overall elegant look of the offices.

The fabric modular office walls along the back and intra-office walls provide visual division, sound absorbency, and electrical and data cabling. Meanwhile the plexi partitions for the office fronts give the clarity and contemporary interior office design they were hoping for. Fabric office partitions against the window wall are 39”H to allow the light to come in.

Opting for Quick Ship finishes from our Budget Program, we had everything manufactured and ready to ship within two weeks.

The sophistication of this project lies in its simplicity, while success lies within its price point.

Innovative Business Solutions

open space look with all the advantages of private offices

Innovative Business Solutions provides integrated software solutions for human resource management, payroll, taxes, and time & labor administration. They strive to stay up to date with industry development and their clients’ evolving needs.

The client wanted to update their office in San Francisco, making it more modern following contemporary trend of bringing people together in an open concept, collaborative work environment.

The nature of their work involves sensitive data, so every employee workspace must be private and secure, ideally under lock & key. The solution needed to reconcile two seemingly contradictory demands – an opportunity to use all the abilities of our modular office solutions system.

The custom office partition walls with doors from our Modular office solutions series offer solid or transparent office divider wall options from 85” (SF7 series) up to 107” high (SF9 series), as well as various combinations of glass, fabric, and laminate.

For this “best of both worlds” office design layout, we worked with an 85”H combination of glass and fabric modular office walls with door – a 53” fabric partition that blocks sightlines to computer screens and paperwork, topped with 32” of a clear glass office partition that keeps everyone visible and accessible. The final element to a private & secure open concept office: A glass panel office door that locks.

System furniture was used inside each cubicle office space. An L office desk with three drawer storage unit, two drawer storage unit each and modular shelves. Opting for tall “almost to the ceiling” temporary office walls instead of full sheetrock walls allowed us to work with and around the unique wood accents and uneven levels of the existing ceiling, saving them thousands of dollars in their budget. A truly innovative office space for an innovative company!

AMG & Associates, Inc.

AMG & Associates, Inc. is a general contractor with expertise in all aspects of construction ranked on the Top 100 Fastest Growing Private Companies List for 2020 by both the Los Angeles Business Journal and the San Fernando Valley Business Journal.

They needed 6 private offices that were both separated and well connected, to facilitate cooperation and teamwork, while providing full privacy when necessary. This was easily accomplished with Modular Office System’s versatile range of modular office walls with door. These tall cubicle walls offer the privacy needed for focused work, which is particularly scarce in open office spaces.

A high-end office look was achieved on a budget, using a combination of fully opaque fabric office partitions and glass office partitions to construct the private offices. Chic glass panel sliding doors were specified to add a sense of opulence to the office workstation. These office sliding doors act as a physical barrier for privacy yet introduce an element of visual transparency that optimizes the natural flow of light through the space. Furthermore, when there is a need for open communication and teamwork, these office sliding glass doors can be kept open, without interfering with the office space.

Each office is equipped with system furniture with finishes that match the office partition walls. L-shaped cubicle desk provides a wide desktop, which was teamed with a file file pedestal and a box box file pedestal, providing a sufficient office storage space

This office layout design is exemplary of the remarkable versatility of modular office walls and their components. These new private offices exude the well-balanced combination of practicality, modern design, functionality, and optimization of the office space available.

• Dawse Properties LP •

transforming cubicles into Modular Offices

Dawse Properties LP is a fast-growing real estate company in San Rafael CA. They came to us with a request for the renovation of their office space in Petaluma CA. The office had an open space with 67”h cubicles, which needed to be transformed into private modular offices. Our 85”h office partition walls with doors from SF7 series of Modular Office System were used to replace their twelve 8’x6’ cubicles with eight 10’-6”x8’ and one 11’-6”x9’ modular conference room. Fabric office partitions dividing the offices, provide privacy and acoustic barrier to achieve maximum focus for the employees, whereas glass office panels as outside walls give these modular offices an elegant and modern look. Frosted film was used to maintain privacy while keeping the elegant look and allow light to come in. Black metal office doors contribute to overall chic appearance of the offices.

Since the client’s existing cubicles had system furniture that was compatible with our modular office walls, we were able to reuse it. Each office is equipped with a large L-shaped desk, and a file file pedestal, as well as a box box file pedestal. All the offices have cubicle power outlets and space to run network cables through divider panel bases.

Aside from temporary offices, the client had four private managers offices that needed to be equipped with casegood furniture. We provided them with five laminate Attract Office Desks with drawers, one in U-shape and four in L-shape desk configuration with custom desk dimensions to fit their offices. Three round office meeting tables were added to the offices for quick meetings, and two small round conference tables for the conference room and one of the offices.

We provided ergonomic mesh chairs for all offices: five mesh back office chairs, eight black conference chairs and ten Toto Mesh Back Guest Chairs
